Planning/Pre-construction

Coordinate with design engineers to obtain county state and federal approvals
Prepare construction schedules
Prepare preliminary estimates
Submit dry utility service applications

Bidding

Coordinate selection of competent bidders
Prepare, solicit and compare bid packages
Value engineer work

Construction Management

Administer, supervise and enforce all contracts
Obtain all necessary permits (NOI, grading, demolition, etc.)
Manage contract documents
Analyze contractor schedule and drive project toward completion milestone
Oversee and document construction progress
Track completion of work in relation to budget
Negotiate change orders
Review and approve payment applications
Manage and coordinate contractors
Facilitate coordination meetings with contractors and county inspectors
Coordinate with consultants and third party testing (geotechnical, survey, engineer)
Coordinate installation of dry utilities
Manage maintenance and repairs

Post Construction

Inspect and coordinate completion of contract work
Coordinate county inspection and release of bonds
Achieve timely dedication of public facilities
